Townhome Moving Tips in Washington, DC & Alexandria, VA
Living in a townhome in washington, DC and Alexandria, VA means enjoying walkable neighborhoods, a quick Metro commute, neighbors who become friends, and maybe a roof deck where you can grill while watching the sunset over the city. It’s urban living with a built-in community.
Then, moving day arrives, and everything you own has to travel up or down multiple flights of stairs.
At Georgetown Moving and Storage, we’ve spent more than two decades moving families into and out of townhomes across Capitol Hill, Old Town Alexandria, Shaw, Del Ray, Navy Yard, and dozens of other neighborhoods. We know these moves.
What Makes Townhome Moving Different
Townhomes in the DMV can have three or four flights of stairs, which makes moves take longer. If you compare the same-sized household, moving a single-story ranch takes less time than a four-story townhome.
The other factor DC movers need to understand is how narrow the stairs can be in some of the area townhomes, for example, historic row houses in Capitol Hill and Old Town Alexandria. While the more modern townhomes near the Navy Yard or Potomac Yard have staircases, you cannot assume your furniture will fit.
Moving day may be the first impression your neighbors get of you and your family. If you’re moving while they are trying to enjoy a day off and thumping against the walls like you’re going to put a hole through it, they may worry about whose moving in.
DC Townhome Neighborhoods
If you live in Capitol Hill townhomes, you enjoy tree-lined streets and may be able to walk to the weekend Eastern Market. On moving day, this walkable convenience means fighting for street parking. You’ll have to stage the truck carefully and secure an Emergency No Parking permit through DDOT.
Few places in the country have the same level of historic character as you find in the DMV. Many row houses, including those in Shaw and Bloomingdale, have been thoughtfully updated to preserve the original details. Between that and the area’s narrow one-way streets, you have to plan your route and avoid damaging hard-to-replace interiors.
If you’re looking at townhomes in the Navy Yard or Capitol Riverfront areas, you’ll likely find modern three and four-story builds with roof decks and garage-level entry. In these properties, you’ll have to follow the HOA’s move-in procedures, including reserved time slots, insurance certificates, and deposit requirements. As these neighborhoods continue to grow, you’re competing more and more with construction traffic and deliveries.
Alexandria Townhome Neighborhoods
Old Town Alexandria is famous for its historic charm, with eighteenth and nineteenth-century row houses along cobblestone streets. The neighborhoods along the waterfront invite foot traffic, with boutiques and restaurants that attract people from all over. While this makes it a wonderful place to live, it means competing for limited street parking on moving day.
Del Ray is popular with families for its small-town feel. The annual Art on the Avenue festival and the neighbors who know each other create a sense of community. Homes sit close together, so you’ll want to be considerate about when you schedule your move, to safely navigate and park the truck on tighter streets and to make a positive first impression.
Carlyle, Eisenhower East, and Potomac Yard are some of Alexandria’s most modern townhome developments. Many have three and four-story layouts with rooftop terraces, offering outdoor living space you don’t always find in a townhome. On moving day, you’ll need to follow the HOAs’ specific move-in procedures.
HOA Requirements and Your Move
Many townhome communities, particularly newer developments, require you to coordinate with HOA management before you move. If you’re HOA governs moving regulations, you will need to:
- Reserve a specific time slot
- Provide a Certificate of Insurance naming the HOA as an additional insured (we do that for you)
- Pay a refundable move-in deposit, typically ranging from $250 to $500
How to Protect Your Home During a Multi-Floor Move
The last thing you want to do is gash your beautiful hardwood floors or freshly painted walls with a careless swing or by dragging heavy furniture across the floor when you move. Some townhomes have custom railings, and no homeowner wants to watch movers scrape a dresser down three flights of stairs.
Our crews install protection before we move a single item. We use stair runners to cover hardwood treads and corner guards to protect walls at landings where furniture pivots. Even better, we remove all of our materials after the last box is in place.
When Furniture Won’t Fit the Staircase
Your 40-inch deep sectional sofa won’t fit through 36 inches of clearance, no matter how skilled your movers are; sometimes the math just doesn’t work. Now what?
In most cases, you can disassemble large pieces for an easy move. When we move you, we take big pieces apart and put them back together for you in your new place. We break down bed frames, remove sofa legs, detach table extensions, and separate modular furniture into pieces that can navigate tight spaces.
When disassembly won’t work, our hoisting services get the job done by bypassing the staircases. We can move furniture through windows using professional rigging equipment.
How We Simplify Multi-Floor Moves
Packing a four-story townhome takes time that most DMV-area families don’t have. Our full-service packing takes care of everything for you, from the stuff you’ve stored in your basement to the furniture on the roof deck. We inventory and organize boxes by room, so unloading moves quickly.
In Washington, DC and Alexandria’s competitive market, you may sell your current home before your new townhome is ready. Our short-term storage covers that gap. We load your belongings into our truck, take them to our secure, climate-controlled storage facilities in Arlington or Alexandria, and bring them right to your new place when you’re ready.
We are GSA-approved, and every member of our team passes a comprehensive background check before starting work. In close-knit townhome communities where neighbors notice who comes and goes, you want a crew you can trust.
From Moving Day to Block Party
Six months from now, you won’t remember which box the coffee maker was in or how many trips it took to get everything up the stairs. You’ll remember the first morning on your roof deck with a cup of coffee and the neighbor who introduced herself while you were still unloading.
That’s the part worth protecting. We handle the logistics: packing, hoisting furniture through windows when the stairs won’t cooperate, and storing your belongings when timing gets complicated. Call us at (703) 889-8899 or request a free estimate online.
