Both communities belong to Fairfax County Public Schools, one of the most highly regarded districts in the country. The differences between Vienna-area and McLean-area schools are minimal. Vienna-area students typically feed into Madison High School or Marshall High School, both of which earn top ratings. McLean-area families generally attend McLean High School or Langley High School, equally well-regarded. Middle schools like Thoreau, Kilmer, Cooper, and Longfellow all maintain strong reputations.

School assignments depend on your exact address, not just the town name. Before committing to a home, verify which schools your children would attend. Boundary lines don’t always follow intuitive patterns.

Vienna offers one significant advantage for Metro commuters: the Vienna station on the Orange Line provides direct access to downtown DC without fighting traffic. McLean sits closer to Washington, DC geographically but lacks its own Metro station. The nearest options at Tysons Corner, Spring Hill, and McLean station all require driving first. McLean residents tend to commute by car via Georgetown Pike, Chain Bridge Road, or Route 123. On good days, downtown DC is 30 minutes away. On bad days, particularly when Chain Bridge backs up, plan for closer to an hour.

Both communities offer reasonable access to Tysons Corner employment hubs, making them attractive for families where one or both parents work in Northern Virginia rather than the District.

Vienna’s housing stock reflects its history. Many homes date from the 1950s through 1970s, including split-levels, colonials, and ramblers on quarter-acre to half-acre lots. Significant teardown and rebuild activity has introduced larger new construction, but the neighborhood character remains. Expect to pay $900,000 to $3.5 million for a single-family home, with new builds commanding premium prices.
