Parking & Loading Tips for Arlington Apartments and Condos
Planning to move into or out of an Arlington apartment or condo? Arlington is one of the DC metro area’s most vibrant communities. Its tree-lined streets, celebrated restaurants, and easy access to DC and the Reagan National Airport draw people from all over the world.
However, the same walkability and density that make Arlington so appealing mean that logistics for moving require advance planning, especially parking and loading.
From tight parking on Wilson Boulevard to strict building rules in Rosslyn’s high-rises, here’s what we’ve learned in our 20 years of helping residents move.
Know Your Arlington Building Type
Most Arlington buildings fall into one of three categories:
- High-rise apartments with dedicated loading areas
- Mid-rise condos with limited street access
- Garden-style complexes with parking lots
High-rise buildings in Rosslyn and Crystal City often require elevator reservations and have designated loading zones. If you’re moving into mid-rise properties in Courthouse and Virginia Square, you’ll likely rely on street parking with limited time to load or unload. Meanwhile, garden-style complexes near Ballston Common Mall or in the Penrose neighborhood are more flexible, but you may end up carrying your furniture and boxes a longer distance.
Start Planning Three Weeks Ahead If You Can
If possible, contact your building management at least three weeks before moving day. Here are the specific questions you want to ask:
- Do I need to reserve the elevator? How far in advance?
- Are there designated loading zones, or do I need street parking?
- What are the permitted moving hours?
- Do I need a certificate of insurance from my movers?
- Are there any seasonal restrictions or blackout dates?
- What’s the policy on holding elevator pads and door protection?
Write down the answers. Get the contact information for the person who handles move coordination. You’ll likely need to follow up.
In addition to figuring out parking logistics, it’s good to know that many Arlington buildings require 24 to 48 hours’ notice for elevator reservations. Some high-demand properties only allow moves on specific days.
How Do You Secure Parking for Your Move?
The best way to secure parking for your move depends on your building type and whether it has loading zones or you’ll be using street parking. Arlington has strict parking enforcement. You can’t just park a moving truck wherever you want on Clarendon Boulevard or Wilson Boulevard.
If Your Building Has Loading Zones
If your building has a dedicated loading area, reserve it as soon as you confirm your move date. These fill up fast, especially during the summer or at the end of the month.
Get written confirmation of your reservation, and keep that email handy on moving day.
How much time do you need? Some buildings restrict loading zone use to two or three hours. If your move is larger, you’ll need to request an extension.
If You’ll Be Using Street Parking
Arlington allows you to request temporary “No Parking” signs for moving. You must apply through the county and pay a fee at least 72 hours in advance.
Here’s the process:
- Identify where you need parking reserved.
- Submit your application to Arlington County online or by phone.
- Pay the required fee.
- Post the temporary signs at least 48 hours before your move.
- Remove signs within 24 hours after your move is complete.
Reserve more space than you think you need, because moving trucks need room to maneuver, especially on narrow streets like Kirkwood Road or on the tight blocks near Lyon Village. Beyond the length of your truck, you need space to roll out the ramp and have a safe walking path.
When No Official Options Exist
Sometimes you’re on your own. Maybe your building near Clarendon doesn’t have a loading zone, and street parking is first-come, first-served.
In these cases, your best bet is to schedule your move for early morning, ideally starting at 7 AM when parking is most available. Weekdays often work better than weekends because fewer residents are home and there’s less foot traffic to restaurants like Northside Social or shopping destinations.
You’ll also want to have a backup plan. Scout nearby parking options the week before so you’ll know where your movers can position the truck if your first choice is taken.
Set Up for Smooth and Easy Loading
The faster loading goes, the less time you’re blocking access and inconveniencing neighbors.
Create Clear Pathways
Before your movers arrive, walk the route from your unit to the truck. Remove obstacles. Prop doors open. Clear hallway clutter.
Protect Common Areas
You’re responsible for damage to your building’s common areas during your move. That means hallways, elevators, lobbies, and door frames.
Use moving blankets, cardboard, or plastic sheeting to protect walls at corners and tight turns. Most property managers notice damage, and they will charge you for repairs.
If you work with us, we take care of all of that for you.
When’s the Best Time to Move in Arlington?
Mid-week mornings and early afternoons work best. If at all possible, avoid scheduling your move on:
- Friday afternoons (3-7 PM)
- First and last days of the month
- Lunch hours (12-1 PM)
- Weekend afternoons near Ballston Quarter or Market Common Clarendon
The best windows for moving are:
- Tuesday through Thursday mornings
- Early morning any day (6-8 AM). Double-check that your building allows early-morning moves.
- Mid-afternoon weekdays (1-3 PM)
Some Arlington condos in neighborhoods like Lyon Park or Ashton Heights prohibit moves on weekends or limit them to certain hours.
Be Considerate of Your Neighbors
Whether you’re leaving or coming in, your move affects everyone in your building.
Some places allow you to post a courtesy notice a few days before your move. Your notice would include the date of your move, the approximate time window, and your contact information.
If you’re blocking parking spaces or access areas, give neighbors extra warning. They might need to adjust their parking, especially if they’re heading to work in DC or planning a weekend trip to Roosevelt Island or the Mount Vernon Trail.
On moving day, keep noise to a minimum.
